On-site recording and documentation of the existing situation: public spaces, pedestrian flows, land uses and the character of the built environment.

**Analysis**

The study analysed land uses in the study area, the applicable building regulations (coverage ratio, floor area ratio, heights, setbacks) and land values in the wider area.

Formal information and planning data were obtained directly from the Urban Planning Office (YDOM) of the Municipality of Glyfada, giving the study an authoritative basis.
